The South Lake Tahoe housing market remains slow-moving, with buyer demand yet to gain momentum. Inventory is currently 42.5% higher than this time last year, having peaked in August. As our market is cyclical, we expect to see fewer new listings and a gradual decrease in inventory over the coming months, before it picks up again next spring. While competitively priced homes with standout features are selling within a week, the majority of properties are lingering on the market for 30-60 days. Price reductions are becoming common as sellers adjust to these conditions. If interest rates drop, we could see increased buyer activity, but for now, homes that are priced right and offer desirable locations and amenities continue to perform best.
