The South Lake Tahoe housing market remained steady throughout March, with buyer activity beginning to pick up as we head into the spring season. Inventory levels are still relatively low, which is helping to support home values, but we’re seeing signs of more listings coming to market as the weather warms up. Buyers continue to be price-sensitive, especially for homes that need work, while well-presented and appropriately priced properties are still generating strong interest.

In other news, a significant shift occurred last month in the short-term rental landscape. On March 13, a judge struck down Measure T, the 2018 ban on vacation home rentals (VHRs) in residential areas. In response, the City Council voted not to appeal the ruling and instead imposed a temporary 45-day moratorium on new VHR permits while they evaluate next steps. A new ordinance may be introduced, potentially including caps, buffer zones, or other restrictions—with community input playing a key role.

It’s too early to tell how this change will affect home values moving forward, but we’ll be closely monitoring the situation and sharing updates as they happen.
